Aurene is the only master-planned residential community in the Corning region, and features a rich selection of new homes, lots, and amenities. We hope the following answers satisfy all of your frequently asked questions.

1. Q. How many families live in Aurene?

A. We have about 60 finished homes, and almost 200 residents.

2. Q. Are there any controls or quality assurances about what gets built?

A. Yes, each lot is subject to a carefully planned Declaration of Protective Covenants, Conditions and Restrictions (“CC&Rs”). The CC&Rs set the Architectural Guidelines that control home design, establish sensible land use standards, and prohibit certain objectionable activities. You can obtain a copy of the CC&Rs from your Realtor, or by calling us.

3. Q. Who is going to build the homes?

A. We have assembled a select group of builders to offer completed homes, and to build custom homes. You may also bring your own builder.

4. Q. Can I buy a lot and hold my lot for investment, or future construction?

A. You can hold a lot vacant and build if and when you like. Whether or not you build a home, you must maintain your lot’s attractive appearance.

5. Q. What size are the lots?

A. The smallest single family lot to date is approximately 12,500 square feet; the largest is over 2 acres.

6. Q. Are the roads to be public or private?

A. The roads are public and are maintained by the Town of Erwin.

7. Q. Are there municipal water and sewer services?

A. Yes, the Town of Erwin provides water and sanitary sewer services.

8. Q. Where will our children go to school?

A. Children at Aurene will go to the Corning-Painted Post School District.

9. Q. Tell me about the Open Space at Aurene.

A. More than 25% of the first 3 phases of Aurene is dedicated as permanent Open Space, including more over mile of frontage along the Conhocton River. All Open Space is open to the public for non-motorized recreation.

10. Q. Are there any other nearby amenities and services?

A. Yes, a child-care center is located on Lynn Morse Drive, near the entrance to Aurene, and several Town of Erwin recreational fields are located across Canada Road. A new, full-service health and wellness center is located uphill from the child-care center, and convenient dining and shopping, is a short walk away.

11. Q. Is there an Aurene Homeowner’s Association, and are there any dues or assessments?

There is no such “Association” and there are no dues. Working with the Town of Erwin, we created a Street Lighting and Open Space/Recreation Land Districts. Residents are assessed by the Town for the street lighting and for maintaining the open space, trails, and extensive landscaping along the streets. Please check with the assessor for the current rates.
